Most people don’t give much thought to their roof, taking it for granted until they look up to discover a water leak. How Often Should My Roof Be Inspected?
Once a roof has aged 12 years or more, it should be inspected every 2 or 3 years to determine the condition of the shingles, flashings, vents and pipe jackboots. The UV rays from the Sun cause the rubber boot to degrade over time. The rubber loses its pliability becoming stiff and brittle. Eventually, it will crack and crumble, providing a path for the elements to enter your home.
Interior damages resulting from a cracked pipe jack typically aren’t covered by your insurance policy and may cost the Homeowner hundreds of $ to repair. We thoroughly evaluate the condition of the pipe jackboots during our inspection and can replace worn or damaged pipe jack-boots for a minimal charge.
Roof sidewalls, on multi-level homes, are often flashed improperly when the roof is installed by shoddy roof crews. Over time, water will wick up into wood siding causing it to rot and eventually chip away. These areas are also targets for squirrels and raccoons. We evaluate these areas during our roof inspection and can often advise the Homeowner of an imminent problem before a leak occurs causing costly interior damages.

Chimney Leaks & Inspections
Chimney leaks are the second most common leaks next to pipe jackboots. This is most often due to poor workmanship by the roofer who flashed the chimney originally. However, there are many other contributing factors as well including crumbling grout on a masonry chimney, loose siding, rotten wood siding or varmint damage. Unless the chimney cover was fabricated from a quality grade of stainless steel, expect a lifetime of no more than 20 years. Thoroughly inspecting the flashing, chimney materials, and the chimney cap is an essential part of our inspection process.
What Else Do You Inspect?
When inspecting the condition of your roof we also check for penetrations; ridge vents, turbines, power vents, low-profile events, HVC furnace vents and exhaust caps as they are another likely culprit for leaks. Ridge vents can be loosened by winds, especially if they were improperly installed using nails that were too short. Varmints will often seek entry into the attic by clawing at the flashings and shingles around a roof vent. Our inspection seeks to uncover problems and target recoverable depreciation before they become leaks, potentially solving them with a low-cost roof repair versus expensive interior repairs.
Finally, we inspect the condition of the shingles for wear, tear, solar damage and storm damages. Many Homeowners are surprised to find they have wind or hail damage that may warrant a claim with their insurance company. Rather than assuming the property has storm damage, simply because one or more neighbors do, it is much more sensible to confirm this with a thorough inspection before filing a claim.
Drone Roof Inspection
Authentic Restoration recently acquired a Drone that can be utilized when the access or steep pitch of a roof will not allow for safely performing a thorough inspection. The resolution and quality of the drone images are surprisingly good and often adequate to detect damages.
